AMLI Arts Center

AMLI Arts Center is a 350 unit apartment building located in Midtown Atlanta. Located adjacent to Woodruff Arts Center, the High Museum of Art, Piedmont Park and the Arts Center MARTA Station, AMLI Arts Center is situated to provide its residents opportunities to explore life and the city. Within the certified LEED Gold and smoke free building, you’ll find two designer finish packages, a fully equipped 2 story fitness center, clubroom with big screen tv’s and game tables, a business center with conference room and bicycle parking. Outside, luxurious amenities include a rooftop skyline lounge, expansive pool and sundeck, outdoor movie theater, and a fenced dog park.

Design Challenge

AMLI Arts Center challenges are common to urban projects in Atlanta: A tight labor market along and a tight infill project [Arts Center is between the future 15th Street expansion and existing apartment building]. Recognizing these challenges, early BIM coordination provided valuable and timely insight to the team by highlighting potential conflicts, allowing time to research and resolve potential project delays.

Physical Context

It was important to the client to provide the residents of AMLI Arts Center with a healthier lifestyle and lower environmental impact. This resulted in a location and design that perfectly adapts to its surrounding built and natural environment. AMLI Arts Center achieved LEED Gold certification, surpassing the original design intent of Silver. This could not have been achieved without the stewardship of AMLI and cooperation of all consultants. Features include: 1. A 31% water use reduction. 2. A 33.96% Energy Cost Savings reduction. 3. Covered parking, with preferred parking for low-emitting and fuel efficient vehicles, along with a partial green roof and vegetated amenity deck help reduce the heat island effect. 4. 20% of materials purchased are manufactured with recycled products and 33% are sourced and manufactured regionally. 5. 78% of construction-related waste and debris was diverted from landfills and recycled. 6. Low-emitting adhesives, sealants, paints and coatings were selected, contributing towards building occupant health. 7. All flooring materials are certified by FloorScore or are Carpet and Rug Institute certified Green Label Plus. In addition to the Arts Center's respect for the natural environment, the proximity to culturally relevant venues like the Woodruff Arts Center provides ample opportunities for AMLI Arts Center residents to enjoy a plethora of social experiences that feed into a wholesome, healthy lifestyle.
