In 2013, the client embarked on a Master Planning process for their new new Central Office Complex at their major Manufacturing Facility. The site identified for the new Central Office Complex is comprised of approximately 78 acres and located in the Southeast corner of the existing campus. Several development scenarios for the location of the new Central Office Complex on this site were studied, with the final consensus Master Plan reflected in this overview.

The final Master Plan makes accommodation for up to four phases of growth, supporting primarily office use. Traffic and civil engineering studies confirmed that no additional significant traffic, stormwater, or utilities modifications would be needed to support an initial Phase One building project.

To accommodate the client’s immediate growth need, Phase One of this Master Plan will accommodate approximately 300 employees in a new office building in the range of 50,000 – 65,000 gross square feet.

Parking for this building will be provided within an adjacent landscaped surface parking area that includes 300 dedicated spaces for employees, 100 dedicated spaces for partner agencies, and appropriate additional visitor and accessible parking spaces.

Future growth is anticipated to occur in subsequent phases, to include up to three additional 300 person building modules in the range of 50,000–65,000 gross square feet with 300 surface parking spaces required with each module. The timeline for future development beyond Phase One has not been determined. The client intends to design the Phase One building project to include best sustainable design practices.

The selected Master Plan is intended to support a Phase One building of unique design character that establishes a sense of place while providing a framework for phased growth expansion that over time will create a campus environment. The Master Plan and building approach orients the central Office Complex for maximum public visibility, while allowing for a more tranquil and pedestrian-oriented experience within the natural woodland amenity. This approach creates the opportunity to pursue LEED Certified level or higher.
